Floor joint sealing for homes and businesses in Burnbrae
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone. We work on concrete floor joints, commercial floors and thresholds, and common reasons people get in touch are dirt and water collecting in open floor joints and open gaps along the bottom of skirting boards.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Burnbrae questions
Do you work for landlords with property near Shotts station?
Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Burnbrae?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How long does the job take?
As a guide, most jobs take a morning or an afternoon for most homes. Larger jobs naturally take longer, and we’ll say how long yours will take.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
Do you guarantee your work?
Yes. Every job comes with a 12-month guarantee.
Do you seal floor joints in bathrooms and kitchens?
Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
What we do, step by step
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
Ask for a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Leave it or put it right?
Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Around Burnbrae, water from a failed joint in an older stone home can soak into timber and plaster.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What affects the quote in Burnbrae
Every job gets its own quote. These are the things that affect it:
- Mould in or behind the old joints
- The old material and how stubborn it is
- How easy the joints are to reach
- The number of rooms or windows
Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- The rough size of the job
- The problem you’ve noticed
- Any previous sealing or DIY work
- A few photos by email, if you can
We quote each job on its own, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.
Honest limits
We’ll always be straight with you, so here’s what sealant cannot fix:
- Tiles that have lifted or broken
- Water getting under the tiles from elsewhere
- Floors that are uneven or need levelling
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Different surfaces, different methods
Tiled floors
Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.
Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and neatly finished.
Floor joint sealing around Burnbrae
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across North Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
Around Burnbrae, as everywhere, floor joint sealing is only as good as the preparation behind it. For landlords with property near Shotts station, a tidy floor and skirting joint helps a rental look ready for the next tenant.
