Floor joint sealing in Glenboig, done properly
The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk generally cracks where there’s movement, so we close it with a flexible sealant instead. We work on skirting boards, thresholds and commercial floors, and people most often call us about open joints around bathroom floor edges and threshold joints that have opened or worn.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
We stand behind the work with a one-year guarantee.

What happens if it’s left?
Dirt builds up in open joints. Sealed joints are easier to keep clean and look tidier. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What the job involves on each surface
Tiled floors
Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines coloured to suit.
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges and stops debris collecting.
Glenboig questions
Can you help a landlord with a rental near Gartcosh station?
Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Can you do floor joint sealing in Glenboig?
Yes, Glenboig is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Can you add a movement joint to a tiled floor?
In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant. Loose or cracked tiles need a tiler first.
Do you seal warehouse floor joints?
Yes. We reseal concrete floor joints in commercial and industrial units. We will talk through the traffic and choose a sealant suited to it.
Where are you based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
What we do, step by step
At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. Somewhere like Glenboig may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We clear the edges of the floor so the joints are easy to reach.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied.
- Finally, we check the work and talk you through aftercare.
Getting ready for the visit

Joints and finishes in Glenboig homes
Across North Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Rented homes near Gartcosh station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a church, hall or community building such as Church Of Scotland, floor and skirting joints in halls and kitchens wear like any others. For site and facilities teams at buildings such as Buchanan High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Keep dirt out of the joints
- Cone off fresh joints until they’re ready
- Look at floor joints each spring
- Ask before painting over a sealed joint
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed while it cures.
Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.
What affects the quote in Glenboig
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The number of rooms or windows
- The number and length of the joints
- The product the joint needs
- When we can work, for business premises
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
