Window mastic in Glenboig

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. We work on uPVC windows, patio & French doors and window sills, and the jobs we see most are gaps left after new windows were fitted and gaps between the frame and the inside reveal.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Big or small, it’s backed by our one-year guarantee in Glenboig and across North Lanarkshire.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t aim a pressure washer at the joints
  • Keep timber frames painted
  • Walk round the house once a year and look at the joints
  • Clean frames with a soft cloth and soapy water

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Different surfaces, different methods

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes most of a day for a typical house, less for a few frames, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Clear items away from the joints we are working on
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts

Signs you need window mastic in Glenboig

On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

Most people get in touch when they notice one of these:

  • Cracked or shrunken mastic around the frame
  • Rain getting in at the frame or under the sill
  • Cracked internal joints between frame and plaster
  • Untidy mastic left by window fitters

If you live in an older home near Church Of Scotland, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What to look for in a quote

  • How long to leave it before use
  • How the joint is cleaned and prepared
  • How hidden problems are handled
  • Are they insured?

10 questions to ask before booking

Glenboig homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Gartcosh station, renewing tired window mastic between tenants heads off draught and damp complaints. Managing a site like Buchanan High School? Then the mastic around its windows and doors needs looking after like any other building’s.

What affects the quote in Glenboig

The price is agreed before any work begins. It takes into account:

  • The product the joint needs
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • A few pictures by email, if you can
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

What sealant work can’t fix

We will always be straight with you, so here’s what sealant can’t fix:

  • Rotten timber, which needs a joiner first
  • Penetrating damp from a failed cavity tray or render
  • Condensation trapped between the panes

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
