Trusted window mastic in Gartcosh

Landlords, agents and businesses in Gartcosh

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Window mastic in Gartcosh, done properly

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. We work on composite doors, aluminium frames and uPVC windows, and people most often call us about whistling draughts around closed windows and leaking joints at the ends of sills.

Outdoor sealant needs a dry surface, so window work around Gartcosh is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.

Composite doors

Front doors take the weather head on. Those corners get the most care.

Common questions in Gartcosh

Do you work for landlords with property near Gartcosh station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Will you come out to Gartcosh?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Where are you based?

We work from Crawley. Our applicators cover Gartcosh.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How long should I leave it?

Cure times vary by product. We tell you how long to leave it before we go.

Do you guarantee window mastic?

Yes. Our 12-month guarantee covers every job.

When to call us in Gartcosh

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. Backing rod sets the right depth.

The most common problems we see are:

  • Gaps left after new windows were fitted
  • White mastic on grey or black frames
  • Leaking joints at the ends of sills
  • Cracked internal joints between frame and plaster

Letting a property close to Gartcosh station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Choosing a sealant specialist

What happens on the day

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work usually takes a few hours for a handful of frames, longer for a whole house. Somewhere like Gartcosh may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How we quote for window mastic

Call for a quick quote. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • The number of rooms or windows
  • Any mould that needs treating

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Photos by email, if that’s easy
  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • The type of property

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before work begins.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Gartcosh homes and the weather

The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Much of Glasgow is built from red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that won’t stain or attack it.

Schools such as Chryston High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What we can’t put right

A few problems are outside what sealant work can do:

  • Faulty window hardware
  • Soft or decayed wood in the frame
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
