Gartcosh Remedial Sealant
We cover Gartcosh for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Kitchen joints letting water behind the worktop
- Decorators’ caulk around a bath or shower
- Black mould underneath the bead
Remedial sealant in Gartcosh, done properly
If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have photos when you email us at info@mrmastic.co.uk, along with when it was last resealed. If you have sealant peeling off a dusty or damp surface and over-sealed joints coming away, we can help, on leaking tray & enclosure joints, mouldy bath & shower sealant and botched or over-sealed joints alike.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Big or small, you get the same 12-month guarantee in Gartcosh and across Glasgow.

Common questions in Gartcosh
Can you help a landlord with a rental near Gartcosh station?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is Gartcosh within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you fix expansion and movement joints?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
How long does remedial resealing take?
That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.
Can you remove old sealant without damaging the bath?
Yes. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. Any existing damage is pointed out before work begins.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
Different surfaces, different methods
Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, which we will point out.
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.
What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours, depending on how many layers have to come out, depending on the amount of work. For a place like Gartcosh, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking the joint for movement, leaks and the reason it failed.
- We strip the joint completely, removing any layers below.
- The joint is cleaned, treated for mould and left to dry.
- We use the right backing and sealant for any joint that moves.
- The new joint is tooled neatly and we explain anything else we found.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
Advice
What affects the quote in Gartcosh
We quote each job individually. These are the things that affect it:
- Working hours on commercial sites
- How much there is to do
- Whether old sealant or filler has to be cut out
- The product the joint needs
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
Helping us quote
Before you ask for a quote, have a think about:
- The type of property
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- What’s wrong with the joints now
We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.
What we are called out for in Gartcosh
Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. At that point it has to come out.
Look out for these signs:
- A second bead peeling off the first
- Leaks that keep coming back after resealing
- Kitchen joints letting water behind the worktop
- Dark patches showing through the sealant
Schools such as Chryston High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before booking
- How hidden problems are handled
- Who turns up on the day
- Whether the sealant suits the joint
- How the colour is chosen
What sealant work cannot fix
Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:
- A cracked shower tray or bath (that needs repair or replacing)
- Movement from fittings that are not supported
- Tiles that have come away from the wall
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Botched or over-sealed joints
- Failed movement joints
- Leaking tray & enclosure joints
- Expansion joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Gartcosh station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
