Remedial sealant in Muirhead, done properly
The wrong product in the wrong joint will not last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you are dealing with leaks that keep coming back after resealing and over-sealed joints coming away, we can put it right, whatever the surface.
In and around a place like Muirhead, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

How the job changes by surface
Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.
Windows & doors
A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we will say so.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Movement from fittings that aren’t supported
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Failed movement joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Expansion joints
- Leaking tray & enclosure joints
- Botched or over-sealed joints
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
FAQs for Muirhead
Is Muirhead within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Gartcosh station?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
How long does the work take?
Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours, and we confirm the time with your quote.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Can you strip sealant from an acrylic tray safely?
Yes. We avoid heavy scraping and use the right cleaner for each surface.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages to suit the site.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Do you offer different sealant colours?
We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.
Remedial sealant in Muirhead: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Schools such as Chryston High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How it works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. Outdoor work around Muirhead depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
How to prepare
- Try not to wet indoor joints just before the visit
- Let us know if you’ve seen damp or leaks
- Tell us about access, such as stairs, a lift or high-level joints

Landlords, agents and businesses in Muirhead
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Why it’s worth doing now in Muirhead
A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. In a place like Muirhead, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

When to call us in Muirhead
Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.
These are the problems we are asked about most:
- Beads that never stuck properly
- Gaps opening along the back of the worktop
- Products that weren’t meant for the joint
- Black mould underneath the bead
If you let a flat or house near Gartcosh station, botched sealant from a previous quick fix is easier to strip out between tenants.
Questions to ask before booking
