Fire rated sealant in Muirhead
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. We work on flats & HMOs, linear gaps and pipe & cable gaps, and the jobs we see most are unsealed gaps where pipes and cables go through a wall and gaps filled with a product that isn’t fire-rated.
If you look after holiday lets, a guest house or a community building in or near Muirhead, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
All of our work is guaranteed for twelve months.

What we can’t put right
It helps to know what we can’t do too:
- Certifying a building or signing off its fire safety
- Doors that are not fire doors in the first place
- Deciding what fire stopping a building needs

How the visit works
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Muirhead depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your files.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
- Keep pets and children clear of the area while we work

Commercial buildings in Muirhead
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.
For site and facilities teams at buildings such as Chryston High School, gaps opened by contractors for new cabling are a common finding in schools and offices. For landlords with property near Gartcosh station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What happens if it’s left?
If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now means you can show the action was taken. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not guesswork. That is why we ask a few questions first.

What affects the cost of fire rated sealant
We don’t publish a price list. The quote depends on:
- The amount of work
- The number of rooms or windows
- How easy the joints are to reach
- The old material and how stubborn it is
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
When you call or email, it’s useful to know:
- Any access issues, like height or stairs
- Where the property is
- Whether it has been sealed before
- How many joints, rooms or windows are involved
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Different surfaces, different methods
Masonry and concrete
Preparation counts on brick, block and concrete. The gap is cleaned and backed where required before applying the sealant.
Flats and HMOs
In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before work begins.
Landlord and commercial work in Muirhead
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Muirhead: your questions answered
Do Scottish building rules affect fire-rated sealant work in Muirhead?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
I let a flat near Gartcosh station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Are you fully insured?
Yes. Full insurance covers our work.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
How long does fire rated sealant take?
Typically it takes a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer, and we will say how long yours will take.
Do you come to Muirhead?
Yes. We cover Muirhead, as part of our work across South East England, London and Scotland. For a quote, email us at info@mrmastic.co.uk.
Do you offer different sealant colours?
Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
