Floor joint sealing in Balloch, done properly

Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors so the joint stays neat. Typical jobs include chipped and open joints in warehouse floors and caulk that has cracked where the floor moves, on tiled floors, commercial floors and concrete floor joints.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Every job is covered by our 12-month guarantee, wherever you are in North Lanarkshire.

What floor joint sealing looks like in Balloch

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across North Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

Schools such as Our Lady's High are buildings too, and entrance and corridor floor joints take a lot of traffic. Letting a property close to Croy station? Then gaps at skirtings and thresholds are worth sealing between tenancies.

What the job involves on each surface

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone that keeps water out.

Tiled floors

Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant in a matching colour.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Balloch questions

Is Balloch in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Balloch is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Croy station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Are you fully insured?

Yes. We are fully insured.

What causes gaps between the floor and skirting?

Movement from drying timber and settling floors pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

How long does the job take?

As a guide, most jobs take a few hours, depending on the length of joint. Larger jobs naturally take longer, and we will tell you how long to expect.

Why not just use caulk?

Caulk works on still, dry joints, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.

Why deal with it now?

The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. In an older home around Balloch, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why book with us

  • We never seal over old sealant
  • Colour agreed with you before work begins
  • We are fully insured
  • Tidy, careful work

Take a look at our cost guide or customer reviews.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep dirt out of the joints
  • Have a cracking tiled floor checked before tiles break
  • Walk round the room once a year and look at the edges
  • Do not slide heavy items over sealed joints

Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant especially in the first few days.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and the edges sound.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Balloch need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
