Window mastic near Balloch

Window mastic in Balloch, done properly

The new joint doesn’t have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. We’re often asked to deal with cracked sealant at the sill ends and mastic that has split away from the wall, on timber windows & doors, uPVC windows and window sills.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a morning for a couple of windows and a door from start to finish. Somewhere like Balloch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work

Advice

Questions from Balloch

Is Balloch in your area for window mastic?

Yes, Balloch is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Balloch within the area you cover?

Yes. Balloch is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Will new mastic stop draughts?

In many cases. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Frames and glazing around Balloch

The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

What affects the quote in Balloch

Call for a quick quote. What matters most is:

  • How much there is to do
  • The product the joint needs
  • Whether the work is at height
  • Any mould that needs treating

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work.

Do you need window mastic in Balloch?

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Signs it’s time to call us include:

  • Gaps left after new windows were fitted
  • Gaps where the sill meets the wall
  • Draughty joints inside around the window
  • Rain getting in at the frame or under the sill

If you look after a building such as Our Lady's High, larger buildings have plenty of frames, and the mastic around each one ages.

What to look for in a quote

  • What product goes in the joint
  • Is VAT in the price?
  • How the surfaces are prepared before sealing
  • The length of the guarantee

Our hiring checklist

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Ventilate rooms so frames do not stay wet inside
  • Walk round the house once a year and look at the joints
  • Avoid harsh chemicals near the mastic
  • Clear any debris from frame drain holes

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Why act early in Balloch

Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. If we find failed glass units or worn seals, we will tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why Balloch clients choose us

Aluminium frames

Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
