About our window mastic in Condorrat

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Common call-outs are for cold air getting in at the frame edge and sealant in the wrong colour for the frame, across uPVC windows, aluminium frames and timber windows & doors.

In and around a place like Condorrat, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We stand behind the work with a 12-month guarantee.

When to call us in Condorrat

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

If you can see any of these, it’s time to have the joints looked at:

  • Cold air getting in at the frame edge
  • Rain getting in at the frame or under the sill
  • Hard, cracked sealant around windows
  • Cracked internal joints between frame and plaster

If you let a flat or house near Greenfaulds station, renewing tired window mastic between tenants heads off draught and damp complaints.

Why it’s worth doing now in Condorrat

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In an older home around Condorrat, damp from a failed joint can get into timber and plaster.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Common questions in Condorrat

Can you help a landlord with a rental near Greenfaulds station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Will you come out to Condorrat?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.

Do you work on first-floor windows?

Yes, in most cases. We plan safe access before the job.

Can you do the inside joint as well?

Yes. Inside, the joint between frame and plaster is sealed neatly.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

What does window mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What happens on the day

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. The work normally takes a few hours for a handful of frames, longer for a whole house. Somewhere like Condorrat may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

How the job changes by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Honest limits

It helps to know what we can’t do too:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Draughts through the window seals rather than the frame
  • Faulty window hardware

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Windows and doors in Condorrat

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

For site and facilities teams at buildings such as Greenfaulds High School, larger buildings have plenty of frames, and the mastic around each one ages.
