Bathroom resealing around Condorrat

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Greenfaulds High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bathroom resealing in Condorrat, done properly

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on shower trays & enclosures, baths and basins & vanity units, and common reasons people get in touch are splits where the tray meets the wall and cracked, shrunken or lifting silicone.

In and around a place like Condorrat, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Big or small, it’s backed by our 12-month guarantee.

What the job involves on each surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Condorrat: your questions answered

Is Condorrat within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Greenfaulds station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator.

My sealant has gone black. Can you sort it?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Leave it or put it right?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Why us?

  • White, clear, grey or coloured to suit, where the product allows

The process

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for a single bath or shower. Outside jobs in Condorrat need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Before we arrive

Signs you need bathroom resealing in Condorrat

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for any of the following:

  • Shrunken sealant along the back of a worktop
  • Gaps where the bath or tray has moved
  • Lumpy, uneven sealant from a DIY attempt
  • New sealant laid over old sealant that is now lifting

For landlords with property near Greenfaulds station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • Whether all the old sealant comes out first
  • How the colour is chosen
  • What the cure time is
  • What preparation is included

How to choose a mastic man

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall
  • Loose or hollow tiles, or failed tanking behind them

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Sinks & splashbacks
  • Wet rooms
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands

How we quote for bathroom resealing

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach
  • The size of the job
  • The number of rooms or windows

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The problem you’ve noticed
  • The rough size of the job
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.
