Floor joint sealing in Chapel

About our floor joint sealing in Chapel

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out. If you are dealing with gaps between floors and kitchen plinths and perimeter joints in tiled floors filled with grout, we can put it right.

For a place like Chapel, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

There’s a 12-month guarantee on every job.

Questions from Chapel

Can you help a landlord with a rental near Wishaw station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Chapel in your area for floor joint sealing?

Yes, Chapel is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you seal kitchen plinths to the floor?

Yes. Floor edges in bathrooms and kitchens get wet at every clean, so a flexible silicone is the right choice.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you use a paintable sealant?

If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint, and silicone elsewhere.

What causes gaps between the floor and skirting?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours for most rooms, longer for large commercial floors. We’ll tell you when we quote.

My floor grout keeps cracking in a line. Can you help?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant so the floor can move.

Why act early in Chapel

Putting new grout into a crack that keeps reappearing does not last. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What affects the quote in Chapel

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • Any working-time requirements on site
  • Any mould that needs treating
  • The product the joint needs

Combining jobs into one visit generally makes better use of the time than several visits. We will give you a clear price for the lot.

Asking for a quote

When you contact us, these details help:

  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Avoid caulk in bathrooms and kitchens
  • Keep floor cleaning water to a minimum at the edges
  • Walk round the room once a year and look at the edges
  • Act on grout cracks that run in a straight line

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and stops it getting worse.

New homes and floors in Chapel

Floors around North Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

If you let a flat or house near Wishaw station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. Managing a site like Coltness High School? Then entrance and corridor floor joints take a lot of traffic.

Different surfaces, different methods

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a morning or an afternoon for most homes, depending on how much there is to do. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Clear the area around the work
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Concrete repairs beyond the joint
  • Floors that are uneven or need levelling
  • Large cracks that need a surveyor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
