A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Regrouting in Chapel

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in, then reseal the corners and edges. We work on shower walls, bathroom wall tiles and kitchen splashbacks, and people most often call us about splashback grout that has darkened and shower grout that has worn away.

In and around a place like Chapel, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Different surfaces, different methods

Bathroom wall tiles

Tiles away from the shower stay drier but still stain and crack. New grout freshens them up.

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check the tiles first.

Chapel: your questions answered

Can you help a landlord with a rental near Wishaw station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is Chapel within the area you cover?

Yes, Chapel is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you have insurance?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

What guarantee comes with the work?

Our one-year guarantee applies to all our work, and we’re fully insured.

Will regrouting fix loose tiles?

New grout can’t hold loose tiles in place. We flag any loose or hollow tiles before starting so you know where you stand.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A floor or wall that keeps moving
  • Damaged tiles that need replacing

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Tiled floors
  • Bathroom floors
  • Shower walls
  • Wet rooms
  • Kitchen splashbacks
  • Bathroom wall tiles

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What regrouting looks like in Chapel

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you look after a building such as Coltness High School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Wishaw station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What happens if it’s left?

Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. Around Chapel, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

How it works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

How to prepare

  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

What affects the cost of regrouting

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number of rooms or windows
  • Mould in or behind the old joints
  • The amount of work
  • Working hours on commercial sites

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The address or postcode of the job
  • The problem you’ve noticed
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
