Regrouting around Bonkle
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Managing a site like Coltness High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Hartwood station, a regrout while the flat is empty is quicker than working around a tenant.

How we handle regrouting in Bonkle
We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Whatever the size, the method stays the same. If you are dealing with gaps where the shower grout has gone and greasy, stained grout behind the hob, we can help.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
All of our work is guaranteed for twelve months, in Bonkle and everywhere else we cover.

Landlords, agents and businesses in Bonkle
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
What affects the cost of regrouting
For a quick quote, just ask. What matters most is:
- The size of the job
- How many areas need sealing
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.
What to tell us for a quote
To help us quote quickly, let us know:
- If it’s domestic, commercial or a hotel
- The rough size of the job
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
How it works
On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to a full day, depending on the area. Around Bonkle, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules
- For indoor joints, keep the area dry beforehand if you can

Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What we cannot put right
Sealant is not the answer to every problem, and we will tell you before work begins. Sealant won’t put right:
- Tiles that are chipped or split
- A floor or wall that keeps moving
- Loose tiles, which need refixing first
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Tiled floors
- Bathroom floors
- Bathroom wall tiles
- Shower walls
- Kitchen splashbacks
- Wet rooms
What the job involves on each surface
Corners and edges
Internal corners move, so they get silicone, not grout.
Bathroom floors
Grout on a floor is walked on as well as wetted. It wears and darkens over time.
What we are called out for in Bonkle
Poor ventilation keeps grout damp, giving mould a place to grow. When black spots keep returning, the mould has usually got into the grout.
People usually contact us after spotting something like this:
- Kitchen splashback grout stained by grease
- Grout that’s cracking and breaking up
- Corners filled with grout instead of silicone
- A grout colour that no longer suits the room
Homes close to Bonkle Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- How the surfaces are prepared before sealing
- What happens if the job turns out different
- Is VAT in the price?
- Which colour the sealant will be
FAQs for Bonkle
Can you do regrouting in Bonkle?
Yes. Our work covers the whole of Scotland, and Bonkle is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Will you come out to Bonkle?
Yes. Bonkle is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What goes in the corners, grout or silicone?
We seal corners with silicone. They flex and grout can’t take that movement.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels in Bonkle.
Do you regrout part of a bathroom, like the shower?
Yes. A lot of our jobs are only the shower, or just the joints that have failed.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.
Do you reseal at the same time?
Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.
