Airdrie Regrouting
Problem with your tiled areas in Airdrie? We remove the old material, prepare the joints and seal them properly.
- Stained grout that cleaning will not shift
- Corners filled with grout instead of silicone
- Good tiles let down by tired grout
About our regrouting in Airdrie
Regrouting is normally paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We are often asked to deal with floor grout that won’t come clean and grout that stays dark however much it’s cleaned, on bathroom floors, tiled floors and wet rooms.
Scottish towns like Airdrie tend to mix older stone-built streets, harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.
A one-year guarantee comes as standard.

DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Airdrie: your questions answered
Can you help a landlord with a rental near Airdrie station?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
What guarantee comes with regrouting in Airdrie?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can you regrout just the shower?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Do you cover Airdrie?
Yes. We cover Airdrie and the rest of North Lanarkshire, as part of our work across South East England, London and Scotland. For a quote, email us at info@mrmastic.co.uk.
What goes in the corners, grout or silicone?
Corners get silicone, not grout. They flex and grout cannot take that movement.
Are you insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Airdrie homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you live in an older home near Baptist Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Airdrie Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Leave it or put it right?
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. In Airdrie, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

How we quote for regrouting
You’ll get a clear quote before any work starts. It’s based on:
- Whether the work is at height
- When we can work, for business premises
- The amount of work
- Which sealant suits the joint
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
What we need to know
To make quoting easier, let us know:
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- The type of property
- Pictures of the joints, sent by email
We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
What we do, step by step
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours, or longer for a fully tiled room. A visit in Airdrie needs three things planned: access, parking and where the work is. Outdoor jobs need a dry day, so they can move if the weather turns.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
Advice
Do you need regrouting in Airdrie?
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.
The problems people generally mention when they call are:
- Old grout in a dated colour
- Floor grout that has worn and darkened
- Splashback grout that has darkened
- Grout stained black or orange that will not clean
For landlords with property near Airdrie station, a regrout while the flat is empty is quicker than working around a tenant.
Before booking anyone
- Are they insured?
- What happens if the job turns out different
- Whether you can choose the colour
- Who turns up on the day
How the job changes by surface
Wet rooms
Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.
Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
