DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

New build mastic in Airdrie

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly. Common call-outs are for worktop and upstand sealant coming away and leaking shower tray seals in a new home, across windows & doors, bathrooms & en suites and show homes.

Around Airdrie, shops and business units have floor joints that break down under traffic. Sealing them before the edges break up saves a bigger repair.

You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What we can’t put right

Sealant is not the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Broken tiles or a split tray
  • Cracking that points to a structural problem
  • Movement caused by a poorly fitted tray or bath

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Plot handovers
  • Show homes
  • Windows & doors
  • Kitchens
  • Bathrooms & en suites

Surface by surface

Plot handovers

Send us the schedule and any sealant specification and we will quote. Sealant work across the plot is covered.

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

How the visit works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. For a job in Airdrie, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints

Common questions in Airdrie

I let a flat near Airdrie station. Can you help?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is new build mastic in Airdrie guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Do you have insurance?

Yes. We are fully insured.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Landlord and commercial work in Airdrie

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

What happens if it’s left?

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it cannot bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. If you live in a flat in Airdrie, failed sealant can send water to the neighbours below, and that is much harder to put right.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

How we quote for new build mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • The product the joint needs
  • How many rooms, windows or areas are involved
  • The amount of work

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Helping us quote

To help us quote quickly, let us know:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.
