Floor joint sealing for Ravenscraig homes and businesses

The process

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Getting ready for the visit

Floor joint sealing in Ravenscraig

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out and stops dirt collecting. Typical jobs include cracked caulk along skirting in bathrooms and kitchens and rigid edge joints in tiled floors, on commercial floors, skirting boards and wet room & bathroom floors.

For a place like Ravenscraig, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Whatever the size of the job, it’s backed by our 12-month guarantee in Ravenscraig and across North Lanarkshire.

What the job involves on each surface

Tiled floors

Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant.

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Why it’s worth doing now in Ravenscraig

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Why us?

  • Anti-fungal silicone where joints get wet
  • A 12-month guarantee on all work
  • 20+ years of sealant experience
  • Sealant colour chosen to suit

Ravenscraig questions

Is Ravenscraig in your area for floor joint sealing?

Yes. We work across all of Scotland, and Ravenscraig is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Do you cover smaller places like Ravenscraig?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

How long will you be here?

As a guide, most jobs take a few hours, depending on the length of joint. Larger jobs naturally take longer.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Is there a guarantee?

Yes. There’s a 12-month guarantee on every job.

Why not just use caulk?

Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant is the better choice.

What floor joint sealing looks like in Ravenscraig

Floors around North Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Rented homes near Shieldmuir station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What sealant work can’t fix

New sealant can’t fix everything, and we will tell you before we start. It won’t solve:

  • Movement too big for a sealant joint
  • Cracked or broken concrete slabs
  • Floors that are uneven or need levelling

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What affects the quote in Ravenscraig

There’s no set price list. What we look at:

  • Whether the work is at height
  • How many areas need sealing
  • How much there is to do
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • How many joints, rooms or windows are involved
  • Where the property is
  • If someone has resealed it before
  • A few photos by email, if you can

Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will take it from there.

Signs you need floor joint sealing in Ravenscraig

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away and the joint gets wider.

The problems people generally mention when they call include:

  • Grout used at the floor edge instead of sealant
  • Skirting caulk that keeps splitting
  • Grout cracking in a straight line across a floor
  • Gaps between floors and kitchen plinths

For site and facilities teams at buildings such as Our Lady's High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What your quote should include

  • When the joint can take water or movement
  • Who turns up on the day
  • How the joint is cleaned and prepared
  • What product goes in the joint
