Floor Joint Sealing in Dimsdale

Floor joint sealing for homes and businesses in Dimsdale
The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk normally cracks where there’s movement, so we close it with a flexible sealant instead. We work on commercial floors, concrete floor joints and skirting boards, and people most often call us about perimeter joints in tiled floors filled with grout and gaps opening between the floor and skirting.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

The process
On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for most rooms, longer for large commercial floors. For a place like Dimsdale, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- The sealant goes in, chosen for the floor and coloured to suit it.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
How to prepare
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What floor joint sealing looks like in Dimsdale
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across North Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.
Managing a site like St Aidan's High School? Then floor and threshold joints in busy corridors wear quickly and are best resealed early. If you look after a church, hall or community building such as South Wishaw Parish Church, floor and skirting joints in halls and kitchens wear like any others.

What the job involves on each surface
Commercial floors
Shops, offices, warehouses and units all have floor joints that need sealing. We talk through the traffic and choose a sealant suited to it.
Skirting boards
Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking in a colour to suit.
What we’re called out for in Dimsdale
A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands, and the sealant or grout breaks.
The most common problems we see are:
- Threshold joints that have opened or worn
- Concrete floor joints that have broken down
- Perimeter joints in tiled floors filled with grout
- Open gaps along the bottom of skirting boards
If you let a flat or house near Wishaw station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Your questions about floor joint sealing in Dimsdale
Is Dimsdale in your area for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Dimsdale is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Will you come out to Dimsdale?
Yes, Dimsdale is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work on commercial floors?
Yes. We reseal concrete floor joints in commercial and industrial units. We’ll talk through the traffic and choose a sealant suited to it.
Can grout be replaced with sealant on a tiled floor?
In many cases, yes. We replace the grout along a suitable line with flexible sealant in a matching colour. If tiles are loose, that needs fixing first.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Do you offer different sealant colours?
We’ll suggest a colour to suit the surroundings. The choice depends on the product the joint needs.
What we cannot put right
Before you book, it’s worth knowing the limits too:
- Loose, hollow or cracked tiles, which need a tiler
- Leaks from a failed tanking system
- Cracked or broken concrete slabs
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Thresholds
- Skirting boards
- Concrete floor joints
- Commercial floors
- Wet room & bathroom floors
- Tiled floors
Leave it or put it right?
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant moves with the floor, so the joint stays closed. In an older home around Dimsdale, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before work begins.
Why us?
- Over 20 years’ experience
- Anti-fungal sanitary silicone in wet areas
- Every job guaranteed for a year
