External mastic in Dimsdale

External mastic in Dimsdale, done properly

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. If you are dealing with rain getting behind render or cladding at a joint and plants rooting in failed movement joints, we can help.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

There’s a 12-month guarantee on every job, whatever its size.

Common problems we fix in Dimsdale

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

It’s worth asking for a quote if you see:

  • Cracked joints where brick meets render or frames
  • Plants rooting in failed movement joints
  • Joints where the bead has come unstuck
  • Rain getting behind render or cladding at a joint

Rented homes near Wishaw station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What to look for in a quote

  • What happens if the job turns out different
  • How the joint is cleaned and prepared
  • What product goes in the joint
  • What the cure time is

How to choose a mastic man

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Concrete & block

What we do, step by step

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to several days, depending on the building. For a place like Dimsdale, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises
  • Clear items away from the joints we’re working on

What affects the quote in Dimsdale

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The type of sealant required
  • How easy the joints are to reach
  • Working hours on commercial sites
  • The amount of work

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • Where the property is
  • Whether it’s a home or a business
  • Photos by email, if that is easy

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before we start.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

External mastic in Dimsdale: local notes

Historic houses like Cambusnethan House (about 1.5 miles south-west) are a reminder that the area around Dimsdale has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as St Aidan's High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. In the older streets around South Wishaw Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Dimsdale questions

Is Dimsdale within the area you cover?

Yes. Dimsdale is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do external mastic in Dimsdale?

Yes. Our work covers the whole of Scotland, and Dimsdale is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can you match the colour of my brickwork?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so it does not stand out.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

What the job involves on each surface

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
