Questions from Overtown
Will you come out to Overtown?
Yes, Overtown is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Wishaw station?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Why do you put foam in the joint first?
The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can you reach joints on upper floors?
It depends on the building. Tell us the height, the number of joints and what’s below them and we’ll confirm how they can be reached safely.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
External mastic in Overtown, done properly
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. If you have panel joints letting water in and failed seals between different materials, we can put it right, whatever the surface.
External sealant needs dry surfaces, so outdoor work around Overtown is planned around the weather. Tell us how to reach each wall, gutter and roofline.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Leave it or put it right?
The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Why us?

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What external mastic looks like in Overtown
With historic houses such as Cambusnethan House (about 1.4 miles west) nearby, there’s older building stock in the area around Overtown as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you live in an older home near Overtown Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Wishaw station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like St Aidan's High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How the visit works
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building in most cases. Around Overtown, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Mention any tricky access
- For indoor joints, keep the area dry beforehand if you can

Advice
What sealant work cannot fix
New sealant cannot fix everything, and we will tell you before we start. Sealant will not put right:
- Adding movement joints to masonry that has none
- Damp that is not coming from the joint
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Joints between brick and frames
- Render & cladding joints
- Copings & trims
- Concrete & block
- Façade panels
- Brickwork movement joints
Other services in Overtown
Different surfaces, different methods
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant so neither cracks the other.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid pressure-washing directly into sealant joints
- Leave the joints unpainted unless we’ve said otherwise
- Check external joints each spring
- Make sure movement joints aren’t pointed over
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

- How many areas need sealing
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.
