External mastic for Waterloo homes and businesses

External mastic in Waterloo

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. If you’re dealing with weathered mastic that no longer stretches and brick movement joints where the sealant has split, we can help, on concrete & block, joints between brick and frames and copings & trims alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

You get a 12-month guarantee, the same in Waterloo as everywhere else we work.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. Around Waterloo, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height
  • Mention any sign-in or site rules at work premises

Looking after it afterwards

Looking after new joints is easy:

  • Walk round the building once a year and look at the joints
  • Keep water from gutters off the wall
  • Check the sealant is paintable before painting near it
  • Keep high-pressure jets off the joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

What sealant work can’t fix

To be straight with you, there are a few things sealant will not fix:

  • Failed render or damaged cladding panels
  • Structural movement, which needs a surveyor or engineer
  • Damp that isn’t coming from the joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames
  • Façade panels

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Landlords, agents and businesses in Waterloo

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What the job involves on each surface

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and protects the render itself.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it or an approved alternative. Tell us what the building has when you get in touch.

What external mastic looks like in Waterloo

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Historic houses like Cambusnethan House (about 1.4 miles west) are a reminder that the area around Waterloo has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

If you look after a building such as St Aidan's High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around Overtown Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Rented homes near Wishaw station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Waterloo is about 2 miles south of Wishaw, in North Lanarkshire. Anywhere in ML2, our applicators can take on external mastic. Waterloo is one of 89 towns and villages in North Lanarkshire we cover. Glasgow is on our list too, around 16 miles away.

Questions from Waterloo

Can you do external mastic in Waterloo?

Yes, Waterloo is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Do you cover smaller places like Waterloo?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What information do you need?

A short description and the location. If we need more, we will ask.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages.

How long does the job take?

Most jobs take a few hours for a handful of joints, longer for a whole elevation, including the preparation. We will confirm how long when we quote.

Can a movement joint be filled with mortar?

No. A mortar-filled joint cannot move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

Is there a guarantee?

Yes. All our work carries our one-year guarantee.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

What happens if it’s left?

Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. In a place like Waterloo, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Approved under the ARBOMaster scheme
