Floor joint sealing in Twechar

What we do, step by step

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for most rooms, longer for large commercial floors. Outside jobs in Twechar need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints

Floor joint sealing for homes and businesses in Twechar

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. Typical jobs include chipped and open joints in warehouse floors and gaps between floors and kitchen plinths, on skirting boards, concrete floor joints and commercial floors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What floor joint sealing looks like in Twechar

Across North Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Rented homes near Croy station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a building such as Kirkintilloch High School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Yes, from warehouses and units to offices and shops. Work can be planned around your hours, and out-of-hours work can be arranged.

How the job changes by surface

Wet room and bathroom floors

Wet room floors rely on sound joints at the walls. It’s resealed with a sanitary silicone, and we will tell you if the leak seems to come from elsewhere.

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. We talk through the traffic and choose a sealant suited to it.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Leave it or put it right?

Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant moves with the floor, so the joint stays closed. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Avoid caulk in bathrooms and kitchens
  • Avoid sloshing water against skirting
  • Look at floor joints each spring
  • Vacuum floor joints regularly to stop grit building up

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed while it cures.

Small gaps are quick to seal. Left alone, they collect dirt and widen over time.

Quotes for floor joint sealing in Twechar

We don’t publish a price list. The quote depends on:

  • How much there is to do
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • How many joints, rooms or windows are involved
  • Where the property is
  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking

We quote each job on its own. Simply drop us a line at info@mrmastic.co.uk and describe the job.
