Frames and glazing around Twechar
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Rented homes near Croy station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Glazing silicone for homes and businesses in Twechar
Across Twechar, we reseal glazing joints in homes, offices and hotels. Conservatories, rooflights, glass panels and shower screens are all part of the job, with a sealant chosen for the joint. If you are dealing with new silicone smeared over old sealant and conservatory leaks at frame and glazing joints, we can help, on shower screens, glass balustrade bases and glass-to-glass joints alike.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What we cannot put right
Before booking, it’s worth knowing the limits:
- A sealed unit that has misted inside
- Water coming through the roof rather than a sealant joint
- A frame that needs repairing or replacing
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Glass balustrade bases
- Glass-to-frame joints
- Rooflights
- Glass-to-glass joints
- Conservatory frames
- Shower screens
What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most jobs. Outdoor work around Twechar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by finding the leak and making sure sealant is the cause.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.
Preparing for the visit

Different surfaces, different methods
Glass balustrade bases
The base of a glass balustrade is generally sealed. Failed sealant there lets water collect.
Glass-to-frame joints
Where glass sits in a frame, silicone keeps water out. A failed bead lets water in.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How to look after the new joints
To keep the joints looking good and working properly:
- Keep harsh solvents off the silicone
- Keep air moving in the conservatory
- Use a gentle glass cleaner and a soft cloth
- Don’t leave a drip for the next storm
Avoid scraping near the new silicone when cleaning the glass. Stick to a soft cloth.
Shower screen leaks can go unnoticed. It can damage the floor or the ceiling below long before you see it.

Twechar: your questions answered
Can you do glazing silicone in Twechar?
Yes, Twechar is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Do you work for landlords with property near Croy station?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can you do several jobs on one visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Is balustrade sealant something you do?
Yes, we reseal the joint at the base channel. Fitting glass is a separate trade.
Common problems we fix in Twechar
Dirt and grease stop silicone sticking. Where the joint wasn’t cleaned and degreased the sealant may lift within a few years.
Keep an eye out for these signs:
- Shower screens leaking along the wall or tray
- New silicone smeared over old sealant
- Mouldy sealant around glass panels
- Glazing silicone that has cracked or come away
If you look after a building such as Kirkintilloch High School, the mastic around its windows and doors needs looking after like any other building’s.
What to look for in a quote
- Whether they’re fully insured
- Who turns up on the day
- The length of the guarantee
- Is the old sealant removed completely?
