How we handle fire rated sealant in Twechar

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We work on flats & HMOs, plasterboard & masonry and pipe & cable gaps, and the jobs we see most are joints picked up in a fire-stopping survey and damaged fire sealant left by other trades.

For holiday lets, guest houses and community buildings in or near Twechar, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Our work is backed for twelve months, in Twechar and everywhere else we cover.

Twechar: your questions answered

Is Twechar within the area you cover?

Yes. Twechar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do Scottish building rules affect fire-rated sealant work in Twechar?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent ones swell in heat, and they’re one of the options. The specification and the tested detail decide which is used.

What do you need from me for a quote?

Tell us what needs doing and where, plus photos if you have them. If we need more, we’ll ask.

Do you carry out fire risk assessments?

No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can you work in occupied buildings?

Yes. Occupied flats, HMOs, offices and schools are all fine, with access planned around residents or staff. Early starts or out-of-hours work can be arranged where it’s needed.

What we’re called out for in Twechar

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Signs it’s time to call us include:

  • Holes left by a change of layout
  • Unsealed gaps around fire door frames
  • Gaps around pipes and cables through fire-resisting walls
  • Sealant items on a fire risk assessment action list

Letting a property close to Croy station? Then any gap left by new services in shared walls should be closed with a fire-rated product.

What your quote should include

  • When the joint can take water or movement
  • What product goes in the joint
  • What insurance they hold
  • What happens if the job turns out different

Choosing a sealant specialist

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Check risers, ceiling voids and cupboards during building checks
  • Include fire stopping when you schedule refits
  • Take pictures of fire stopping before ceilings or boxing go back
  • Do not paint over fire sealant until it has cured

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

Before we arrive

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Clear the area around the work

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Construction that does not provide fire resistance on its own
  • Deciding what fire stopping a building needs
  • Openings too large for sealant, which need batts, boards or another system

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Flats & HMOs
  • Door frames
  • Service penetrations

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why it’s worth doing now in Twechar

Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up means you can show the action was taken. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
