Plains Commercial Sealant
We cover Plains for sealant work for offices, hotels, washrooms and commercial buildings. Old sealant removed completely, joints prepared properly.
- Worktop sealant that has shrunk and stained
- Sealant failing again soon after quick repairs
- Joints that need doing before an inspection or audit
What affects the quote in Plains
Some jobs are bigger than they look, and some smaller. The main factors:
- The number and length of the joints
- Working hours on commercial sites
- Mould in or behind the old joints
- The old material and how stubborn it is
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
To help us quote quickly, let us know:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- The rough size of the job
- If someone has resealed it before

About our commercial sealant in Plains
Mouldy or split sealant in a commercial building causes more than a bad impression. It’s a cleaning problem, a leak risk and something guests and staff notice. We reseal bathrooms, washrooms, welfare areas and kitchens so they look cared for again. If you are dealing with rental bathrooms that need resealing between tenants and leaking joints in shower rooms and changing areas, we can put it right, whatever the surface.
For a place like Plains, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.
A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Landlords, agents and businesses in Plains
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Commercial sealant in Plains: local notes
In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
If you look after a church, hall or community building such as Clarkston Church, halls and community kitchens see heavy use, and their sealant shows it. For site and facilities teams at buildings such as Airdrie Academy, busy washrooms and kitchens can be resealed in phases so they stay open.
Plains is about 2 miles north-east of Airdrie, in North Lanarkshire. From the centre of Plains to the outskirts, commercial sealant is available for homes and businesses alike, from flats and houses to offices and hotels. 89 places in North Lanarkshire are on our list, large and small. Our Glasgow page covers work nearby.

How the job changes by surface
Welfare facilities
Failed sealant in welfare areas is a simple fix before an audit. Tell us your deadline and we will plan the work and cure time around it.
Retail & leisure sites
Shops, gyms, leisure centres and restaurants all have joints that need sealing. We can plan around opening hours.
When to call us in Plains
Commercial bathrooms get far more use than domestic ones, and daily cleaning with strong chemicals wears sealant down. So the silicone ages faster than it would at home.
Look out for any of the following:
- Shower leaks reaching the floor below
- Washrooms that need sorting before an inspection
- Repeated reseals that don’t last
- Rental bathrooms that need resealing between tenants

Questions to ask before you book
- Which sealant they’ll use, and why
- Whether all the old sealant comes out first
- Who turns up on the day
- Is VAT in the price?
What happens on the day
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the number of rooms in most cases. Outside jobs in Plains need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Tell us the rooms, hours and site rules, and we will plan the programme.
- Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
- Old sealant is cut out room by room and joints cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Rooms are handed back in order, each with its cure time.
How to prepare
- Let us know about stairs, lifts or work at height
- Let us know about parking restrictions
- Tell us about any water getting in

Aftercare tips
A little care helps the new joints last. We recommend:
- Keep a record of which rooms were resealed and when
- Give housekeeping the cure time for every room
- Check the joints during routine room inspections
- Use mild cleaners on sealant, not bleach or abrasives
We give a cure time for every area we finish, which is usually around 24 hours. Make sure housekeeping or cleaning staff know it so nobody showers or cleans the joint too early.
Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Usually after around 24 hours. We give a cure time for each area.

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
