New Monkland homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you live in an older home near Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Airdrie Academy, its window and door frames need their mastic kept sound, just like a home’s.

New Monkland is about 2 miles north of Airdrie, in North Lanarkshire. New Monkland gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. New Monkland is one of 89 places in North Lanarkshire we cover for window mastic. For nearby work, see our Glasgow page.

Window mastic in New Monkland

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for hard, cracked sealant around windows and mastic that’s falling out in pieces, on composite doors, timber windows & doors and uPVC windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Every job is covered by our one-year guarantee.

New Monkland: your questions answered

Do you cover smaller places like New Monkland?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Airdrie station. Can you help?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do you work on first-floor windows?

Yes, in most cases. We plan safe access before the job, so mention the height and anything in the way.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We check where the draught is before any work starts.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

How the job changes by surface

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A frame that has rotted at the joint
  • A failed sealed unit that has misted up
  • Damp problems in the wall away from the window

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Quotes for window mastic in New Monkland

You will get a clear quote before any work starts. It takes into account:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • Access and height
  • How many areas need sealing

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Signs you need window mastic in New Monkland

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

The most common problems we see are:

  • Cracked or shrunken mastic around the frame
  • Whistling draughts around closed windows
  • Water coming in at the bottom corners of a door
  • Gaps left after new windows were fitted

Rented homes near Airdrie station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

What to look for in a quote

  • Are they insured?
  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • When the joint can take water or movement

How to choose a mastic man

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of frames, longer for a whole house in most cases. Outdoor work around New Monkland depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Before we arrive

  • Tell us if parking is tricky
  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints
