Window Mastic in Airdriehill
We cover Airdriehill for mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Water coming in at the bottom corners of a door
- A bead that does not match the frame
- Cracked sealant at the sill ends
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Window mastic for homes and businesses in Airdriehill
Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have gaps left after new windows were fitted and water coming in at the bottom corners of a door, we can put it right, on composite doors, uPVC windows and aluminium frames alike.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Big or small, it’s backed by our one-year guarantee.

What window mastic looks like in Airdriehill
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In the older streets around Clarkston Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Airdrie Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Honest limits
Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:
- Rotten timber, which needs a joiner first
- Damp problems in the wall away from the window
- A failed sealed unit that has misted up
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal
- Patio & French doors
- Timber windows & doors
- Window sills
- Composite doors
- Aluminium frames
- uPVC windows
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Keep solvents and bleach off the sealant
- Keep paint off silicone joints
- Wash the frames with mild soapy water
- Keep jet washers away from the mastic
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

How we quote for window mastic
You’ll get a clear quote before work begins. It’s based on:
- The type of sealant required
- Whether there’s mould to deal with
- How much there is to do
- The old material and how stubborn it is
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Access, such as stairs, a lift or height
- The address or postcode of the job
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.
What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take most of a day for a typical house, less for a few frames. Outside jobs in Airdriehill need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Related advice
What happens if it’s left?
If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Signs you need window mastic in Airdriehill
On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
Keep an eye out for these signs:
- Cracked internal joints between frame and plaster
- Old mastic that has gone black or come away
- Sealant in the wrong colour for the frame
- Cold air getting in at the frame edge
Letting a property close to Drumgelloch station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Where are you based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Can you do the inside joint as well?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.
Are you insured?
Yes. We’re fully insured for every job we do.
