- Sealant that never bonded to the surface
- Cracked sealant around new window and door frames
New build mastic in New Monkland
Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. If you’re dealing with shower seals failing in the first year or two and cracked sealant around new window and door frames, we can put it right, on skirting & floors, show homes and bathrooms & en suites alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
There’s a 12-month guarantee on every job, large or small.

What the job involves on each surface
Kitchens
Beside the sink, the joint takes water every day. A kitchen sealant goes in there.
Windows and doors
The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one in a matching colour.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What new build mastic looks like in New Monkland
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
If you’ve bought a new home near Airdrie station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around New Monkland, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What affects the quote in New Monkland
Your quote is based on your job. We take into account:
- How many rooms, windows or areas are involved
- When we can work, for business premises
- Whether the work is at height
- The amount of work
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- The problem you’ve noticed
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, drop us a line at info@mrmastic.co.uk.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Structural cracks in walls or ceilings
- Broken tiles or a split tray
- Your warranty claim itself, which is between you and the builder
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

For landlords and businesses
Landlords and letting agents in New Monkland can book us as well as householders. Sealant work between tenants keeps a property looking cared for.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Why act early in New Monkland
A hairline gap at a skirting can wait, but a leaking seal cannot. Not sure whether yours can wait? You can send an email to info@mrmastic.co.uk with a few photos. In a place like New Monkland, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
Why us?
- Arbo and Everbuild products
- ARBOMaster approved applicator
- Sealant colour chosen to suit
- Sanitary silicone with an anti-fungal additive in wet areas

Common questions in New Monkland
Is New Monkland within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you do new build mastic in New Monkland?
Yes. Our work covers the whole of Scotland, and New Monkland is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
How do I get a quote for new build mastic in New Monkland?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and let us know what needs doing and where.
Should I wait before resealing?
For failed seals that let water through, the best time is now. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
Can tenants book the work?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can you work from my snagging list?
Yes. Send us the sealant items on the list, with photos if you can, and we’ll quote. We’ll tell you if anything on it is not a sealant job.
Where is Mr Mastic based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
How the visit works
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It normally takes anything from a few hours to several days, depending on the number of plots. Outside jobs in New Monkland need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks
Ask for a quote
