New build mastic in Coatbridge

New build mastic in Coatbridge: local notes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

For new homes near Whifflet station, it’s worth checking the sealant early, while snags are still fresh.

New build mastic for homes and businesses in Coatbridge

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. We work on skirting & floors, show homes and bathrooms & en suites, and common reasons people get in touch are cracked caulk along new skirting and sealant work across a run of new homes.

A lot of new homes in Scotland are timber-framed, and they settle in their first years, which can open up skirting and floor joints early on.

Each job carries a 12-month guarantee.

How the job changes by surface

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one in a matching colour.

Kitchens

As a new house dries, worktops and walls shift a little, which opens gaps along the back. We reseal them with a flexible sealant.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes anything from a few hours to several days, depending on the number of plots, depending on the size of the job. In a Scottish town like Coatbridge, parking is normally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.

  1. First we work through your snagging list or plot schedule with you.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

How to prepare

  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints

Do you need new build mastic in Coatbridge?

Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.

Any of these means the joints need attention:

  • Sealant work across a run of new homes
  • Kitchen sealant that has pulled off the wall
  • Gaps opening as the house dries out and settles
  • Skirting joints opening in the first winter

Around Coatbridge, as everywhere, new build mastic is only as good as the preparation behind it.

Coatbridge questions

Do you cover Coatbridge for new build mastic?

Yes, Coatbridge is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

I let a flat near Whifflet station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Can you do plot mastic on a new development?

Yes. Plot mastic and second-fix sealing for developers is part of our work. Send the schedule and any specification and we’ll give you a quote.

When is the best time to reseal in a new build?

Any seal that is leaking should be redone right away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

How long before the joint can be used?

It depends on the product. Before we leave, we will tell you the cure time.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access.

What sealant work can’t fix

New sealant cannot fix everything, and we will tell you before work begins. It will not solve:

  • Baths and trays that move too much for sealant to cope with
  • Damaged fittings that need replacing
  • Leaking fittings rather than failed sealant

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Report sealant problems to your builder during the snagging period
  • Avoid running a DIY bead over the old one
  • Follow the cure time we give you
  • Watch for new gaps as the house dries out

Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. Report any movement in a bath or tray.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.

How we quote for new build mastic

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • The size of the job
  • The old material and how stubborn it is
  • When we can work, for business premises

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • How we’d reach the joints
  • A few photos by email, if you can
  • Roughly how big the job is
  • The type of property

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you are ready, send an email to info@mrmastic.co.uk.
