Remedial sealant in Airdrie, done properly

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on mouldy bath & shower sealant, botched or over-sealed joints and shrunken worktop sealant, and the jobs we see most are sealant peeling off a dusty or damp surface and caulk or the wrong sealant used in a wet area.

In a town like Airdrie, stone-built older streets generally sit alongside harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

When it is not the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Plumbing leaks behind walls or under trays
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Movement from fittings that are not supported

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Act on a lifting corner straight away
  • Ask why a joint failed before redoing it
  • Clean sealant with mild products only
  • Don’t point over movement joints

Keep the room ventilated: run the fan during and after showers, or open a window.

Do not keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

Remedial sealant in Airdrie: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Homes close to Baptist Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Airdrie Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Different surfaces, different methods

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before we reseal.

Worktops & kitchens

A loose worktop splits its sealant. It needs fixing down first, and we will tell you if we find it.

Common problems we fix in Airdrie

Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

These are the problems we are asked about most:

  • Black mould underneath the bead
  • Sealant applied over old sealant that has lifted
  • A shower that leaks however often it’s resealed
  • Decorators’ caulk around a bath or shower

If you let a flat or house near Airdrie station, a joint that keeps failing is best fixed properly while the property is empty.

Before booking anyone

  • Whether they seal over old material or remove it
  • Which colour the sealant will be
  • Which sealant they’ll use, and why
  • Whether they’re fully insured

What happens on the day

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job usually takes a few hours for a typical bath or shower, longer where several layers have been applied, and we tell you how long to leave it before we go. For a job in Airdrie, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit
