How to look after the new joints

After the cure time, these simple habits help:

  • Get split or bare joints resealed while the damage is small
  • Keep water from gutters off the wall
  • Don’t let climbing plants root in the sealant
  • Tell anyone working on the walls about the movement joints

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

About our external mastic in Eastfield

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two. If you have brick movement joints where the sealant has split and rigid filler in a joint that should flex, we can put it right, whatever the surface.

External sealant needs dry surfaces, so outdoor work around Eastfield is planned around the weather. Let us know about access to every wall and roofline.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Different surfaces, different methods

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

How we quote for external mastic

The price is agreed before any work begins. It’s based on:

  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • Whether the work is at height

What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before any work starts.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Whether it’s a home or a business
  • The rough size of the job
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work and give you a clear price.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured.

When to call us in Eastfield

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

It’s worth asking for a quote if you see:

  • Joints where the bead has come unstuck
  • Rain getting behind render or cladding at a joint
  • Old sealant gone brittle and cracked
  • Rigid filler in a joint that should flex

If you let a flat or house near Blackridge station, outside joints that have cracked can let damp into a rental, so check them between lets.

  • What preparation is included

Honest limits

In fairness, some problems need a different trade:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Failed render or damaged cladding panels
  • Adding movement joints to masonry that has none

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block

Walls and rooflines in Eastfield

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Eastfield may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Clear the area around the work
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in

Advice

FAQs for Eastfield

Do you cover Eastfield for external mastic?

Yes, Eastfield is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

I let a flat near Blackridge station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

Can new sealant go over the old?

No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

How long does the job take?

As a guide, most jobs take a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.
