How we handle fire rated sealant in Eastfield

We can work through a building room by room or floor by floor, with each location and product recorded. That record is useful for your files and for whoever looks at the building next. We’re often asked to deal with unsealed gaps where pipes and cables go through a wall and open joints along the top of partitions, across pipe & cable gaps, flats & HMOs and plasterboard & masonry.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Whatever the size of the job, you get the same 12-month guarantee in Eastfield and across North Lanarkshire.

Different surfaces, different methods

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first so the seal has something sound to bond to.

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail, and we will tell you.

What affects the cost of fire rated sealant

Your quote is based on your job. We look at:

  • When we can work, for business premises
  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • Access and height

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Helping us quote

To help us quote quickly, let us know:

  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Whether it has been sealed before

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Do you need fire rated sealant in Eastfield?

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Common reasons people contact us include:

  • Damaged fire sealant left by other trades
  • Open gaps behind door architraves
  • Gaps around pipes and cables through fire-resisting walls
  • Sealant items on a fire risk assessment action list

If you let a flat or house near Blackridge station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • Whether VAT is included
  • How the joint is cleaned and prepared
  • When the joint can take water or movement
  • Who turns up on the day

What happens on the day

Before we leave, we go over the finished joints with you. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

Before we arrive

  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area

Advice

Landlord and commercial work in Eastfield

If you manage several properties in or around Eastfield, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

Landlords and agents in Eastfield can book us as well as householders. Resealing between tenancies keeps a property looking cared for.

What happens if it’s left?

Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up means you can show the action was taken. In an older home around Eastfield, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why Eastfield clients choose us

  • Over 20 years’ experience
  • Old sealant always removed completely
  • Full insurance on every job
  • One-year guarantee on every job

Your questions about fire rated sealant in Eastfield

I let a flat near Blackridge station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do Scottish building rules affect fire-rated sealant work in Eastfield?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Will you assess my building’s fire safety?

No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.

Do you certify the fire stopping?

Ratings and certificates aren’t something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves, and we install to them.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
