Questions from Eastfield

Is Eastfield in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Eastfield is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

I let a flat near Blackridge station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Where do you work from?

Mr Mastic is based in Crawley. We cover Eastfield and the rest of North Lanarkshire.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Bathroom resealing in Eastfield

Homes in Eastfield have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you’re dealing with gaps between the worktop and the wall and black mould in the silicone that won’t clean off, we can put it right.

A bathroom in a place like Eastfield gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included. For a place like Eastfield, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. In a place like Eastfield, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Why us?

  • Any old sealant cut out fully, not covered over
  • Anti-fungal sanitary silicone in wet areas
  • More than 20 years in sealant work
  • White, clear, grey or another colour, product permitting

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Common problems we fix in Eastfield

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone normally won’t clean off.

Signs it’s time to call us include:

  • Damp behind the bath or under the tray
  • A messy, uneven bead from a previous reseal
  • A reseal done over the top of the old bead
  • Black spots spreading through the bead

In and around Eastfield, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • The length of the guarantee
  • What the quote includes, VAT included or not
  • Whether they’re fully insured
  • What happens if they find a problem under the old sealant

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

What sealant work can’t fix

We will always be straight with you, so here’s what new sealant will not do:

  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands

Bathroom resealing in Eastfield: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Blackridge station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
