External mastic in Harthill

External mastic for homes and businesses in Harthill

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you have joints where the bead has come unstuck and weeds or debris growing in open joints, we can help, on joints between brick and frames, brickwork movement joints and render & cladding joints alike.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

All of our work is guaranteed for twelve months.

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

Questions from Harthill

Is Harthill within the area you cover?

Yes. Harthill is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Blackridge station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How do you reach high-level joints?

That depends on the building and the joints. We work on joints that can be reached safely. Give us some details and we’ll confirm the access.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is there any odour?

Some sealants have a smell while they cure. Opening a window helps.

What affects the cost of external mastic

Call for a quick quote. The main things that affect it are:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • The number and length of the joints

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details, and photos are welcome.

Walls and rooflines in Harthill

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Around Harthill, as everywhere, external mastic is only as good as the preparation behind it. If you let a flat or house near Blackridge station, outside joints that have cracked can let damp into a rental, so check them between lets.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Failed render or damaged cladding panels
  • Movement that’s more than a sealant joint can take
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Concrete & block

What we do, step by step

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Harthill need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

Advice

Why deal with it now?

A failed movement joint lets water into the wall and can run behind render or cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. In an older home around Harthill, damp from a failed joint can get into timber and plaster.

What you pay reflects the work, not guesswork. That is why we ask about the job first.
