New build mastic in Harthill

About our new build mastic in Harthill

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first. We’re often asked to deal with internal frame sealant that has split and shower seals failing in the first year or two, on show homes, bathrooms & en suites and windows & doors.

Work in a place like Harthill is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It usually takes anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

Questions from Harthill

Can you do new build mastic in Harthill?

Yes, Harthill is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you work for landlords with property near Blackridge station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

What colour sealant will you use?

Most bathroom joints are white or clear, but other colours are available. We match the colour to the finish before we begin.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

When is the best time to reseal in a new build?

Any seal that is leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

How we quote for new build mastic

We don’t publish a price list. What we look at:

  • Mould in or behind the old joints
  • The amount of work
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

What we need to know

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • Where the property is
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Wipe joints with warm soapy water
  • Follow the cure time we give you
  • Do not seal over failed sealant yourself
  • Look at the sealant regularly in the first couple of years

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black keeps the job straightforward.

What happens if it’s left?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or isn’t dealt with, we can reseal it properly. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

How the job changes by surface

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Skirting and floors

Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk in a colour to suit.
