New-build mastic & snagging in Blackridge, West Lothian
Our applicators work in Blackridge on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Gaps behind new kitchen upstands
- Beads laid onto grit and dust from the build
- Untidy sealant flagged on a snagging list
How we handle new build mastic in Blackridge
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. If you have messy sealant that spoils new finishes and gaps behind new kitchen upstands, we can put it right, whatever the surface.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Landlords, agents and businesses in Blackridge
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots. For a place like Blackridge, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we work through your snagging list or plot schedule with you.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you are given the cure time.
Preparing for the visit
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks
- Let us know about stairs, lifts or work at height

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Advice
Surface by surface
Bathrooms and en suites
En suite seals are easy to miss on a snagging list until they leak. Resealing properly keeps water where it belongs.
Plot handovers
We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed to keep callbacks down.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Blackridge: your questions answered
I let a flat near Blackridge station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Do you cover smaller places like Blackridge?
Yes. Blackridge is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you work from my snagging list?
Yes. Send the list and a few photos of the sealant items. We’ll tell you if anything on it isn’t a sealant job.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Where do you work from?
We work from Crawley. We cover Blackridge and the rest of West Lothian, along with the rest of our area.
Are you fully insured?
Yes. Full insurance covers our work.
Do you use white or clear sealant?
Most bathroom joints are white or clear, but sealant comes in other colours too. We match the colour to the finish and agree it with you.

What we are called out for in Blackridge
The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.
Signs it’s time to call us include:
- Gaps between new skirting and floors
- Joints pulling apart as timber shrinks
- Frame joints opening as the plaster dries
- Worktop and upstand sealant coming away
In and around Blackridge, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- What guarantee comes with the work
- What the cure time is
- Which sealant they’ll use, and why
- Is VAT in the price?
When it isn’t the sealant
It helps to know what we can’t do too:
- Settlement cracks that need a surveyor
- Damaged fittings that need replacing
- Baths and trays that move too much for sealant to cope with
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

- The number of rooms or windows
- The product the joint needs
- Working hours on commercial sites
- Whether there’s mould to deal with
The cost reflects the work involved, not guesswork. That is why we ask about the job first.

- Where the property is
- Photos by email, if that’s easy
