About our new build mastic in Linlithgow
Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. We work on windows & doors, plot handovers and show homes, and the jobs we see most are gaps opening as the house dries out and settles and worktop and upstand sealant coming away.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
You get a one-year guarantee, the same in Linlithgow as everywhere else we work.

Why deal with it now?
The builder is normally the first port of call while the snagging or warranty period runs. If it keeps failing or isn’t dealt with, we can reseal it properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

What we’re called out for in Linlithgow
The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.
If you can see any of these, it’s time to have the joints looked at:
- Untidy sealant flagged on a snagging list
- Joints pulling apart as timber shrinks
- New-build shower sealant that has already split
- Cracked caulk along new skirting
In and around Linlithgow, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Before booking anyone
- Whether all the old sealant comes out first
- What preparation is included
- When the joint can take water or movement
- What happens if the job turns out different
Honest limits
We will not take on work that will not last, so these are the limits:
- Broken tiles or a split tray
- Your warranty claim itself, which is between you and the builder
- Leaking fittings rather than failed sealant
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Surfaces we seal

- Bathrooms & en suites

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
How the visit works
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours in a single home. Somewhere like Linlithgow may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work
- Clear items away from the joints we are working on

Looking after it afterwards
To keep the joints looking good and working properly:
- Report sealant problems to your builder during the snagging period
- Do not seal over failed sealant yourself
- Act quickly if a seal starts to leak
- Wait for the cure time before using a resealed shower
Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and the new finishes intact.
Linlithgow questions
Is Linlithgow within the area you cover?
Yes. Linlithgow is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Linlithgow for new build mastic?
Yes. We work across all of Scotland, and Linlithgow is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Is it worth resealing while the house is still settling?
Where water is getting through, do not wait. Hairline cosmetic gaps can wait until the house has settled.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Why does sealant fail so quickly in new builds?
There are generally two causes: the house moving as it dries, and sealant that never bonded properly. A proper reseal deals with both.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
