How we handle new build mastic in Bridgend

For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. If you’re dealing with beads laid onto grit and dust from the build and gaps behind new kitchen upstands, we can put it right, on show homes, windows & doors and plot handovers alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Whatever the size of the job, it’s backed by our one-year guarantee in Bridgend and across West Lothian.

Bridgend questions

Is Bridgend within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near Linlithgow station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is it normal for sealant to crack in a new home?

There are normally two causes: the house moving as it dries, and sealant that never bonded properly. A proper reseal deals with both.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long will you be here?

That depends on the amount of work, but as a guide it takes a few hours in a single home. We’ll give you a better idea when we quote.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Can you match the sealant colour to my new kitchen or bathroom?

We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.

How do I get a quote for new build mastic in Bridgend?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

What we do, step by step

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for most snagging lists, longer for a run of plots. Outdoor work around Bridgend depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Finally, each room is checked and you are given the cure time.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • Tell us about any previous sealing or DIY attempts

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What happens if it’s left?

Small cosmetic gaps can wait for the house to settle, but a leaking seal cannot. Not sure whether yours can wait? You can send an email to info@mrmastic.co.uk with a few pictures. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What the job involves on each surface

Plot handovers

Developers can send the plot schedule and specification. We seal bathrooms, kitchens, frames and floors as agreed.

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Raise failed sealant with the developer while you are covered
  • Wait for the cure time before using a resealed shower
  • Photograph failed sealant before it’s redone
  • Do not wait for the house to settle if water is getting through

Follow the cure time we give you before the area gets wet. Most silicones need around a day.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • Your warranty claim itself, which is between you and the builder
  • Cracked trays, tiles or worktops
  • Settlement cracks that need a surveyor

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
