New build mastic for Uphall homes and businesses

About our new build mastic in Uphall

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on show homes, skirting & floors and bathrooms & en suites, and the jobs we see most are skirting joints opening in the first winter and shower seals failing in the first year or two.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

All of our work is guaranteed for twelve months.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for most snagging lists, longer for a run of plots. Around Uphall, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules

How we quote for new build mastic

For a quick quote, just ask. The main things that affect it are:

  • The number and length of the joints
  • Any mould that needs treating
  • How many areas need sealing
  • Which sealant suits the joint

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

What to tell us for a quote

To help us quote quickly, let us know:

  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

New build mastic in Uphall: local notes

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

What the job involves on each surface

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish ready for viewings. We’ll plan around viewing times.

When something else is needed

A few problems are outside what sealant work can do:

  • Plumbing faults behind the sealant
  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Skirting & floors
  • Bathrooms & en suites
  • Kitchens
  • Show homes
  • Windows & doors
  • Plot handovers

What happens if it’s left?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Around Uphall, water from a failed joint in an older stone home can soak into timber and plaster.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Why Uphall customers choose us

  • Arbo and Everbuild products
  • Any old sealant cut out fully, not covered over
  • Neat joints and a tidy finish
  • ARBOMaster approved applicator

When to call us in Uphall

Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

The most common problems we see are:

  • Gaps between new skirting and floors
  • Untidy sealant flagged on a snagging list
  • Plot mastic for developers ahead of handover
  • Sealant applied over dusty or wet surfaces

Around Uphall, as everywhere, new build mastic is only as good as the preparation behind it.

Questions to ask before you book

  • How much experience the applicator has
  • Is the old sealant removed completely?
  • Are they insured?
  • How the joint is cleaned and prepared

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
