How we handle new build mastic in Deans
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first. Typical jobs include gaps between new skirting and floors and cracks appearing as a new home settles, on skirting & floors, show homes and windows & doors.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Look at the sealant regularly in the first couple of years
- Do not seal over failed sealant yourself
- Do not wait for the house to settle if water is getting through
- Keep water off fresh sealant until it has cured
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.
What the job involves on each surface
Windows and doors
Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.
Kitchens
Sink joints are wet all the time. We use a sealant suited to kitchens suited to the job.

Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Deans, along with the rest of our area.
What colour sealant will you use?
White and clear are the most common, but sealant comes in other colours too. We match the colour to the finish before we begin.
Is there a guarantee?
Yes, always. There’s a 12-month guarantee on every job, large or small.
What information do you need?
A short description and the location, plus pictures if you have them. If we need more, we will ask.
Why does sealant fail so quickly in new builds?
Cracking in the first couple of years is common as timber and plaster dry out. Poor preparation at handover adds to it.
New homes and floors in Deans
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
Around Deans, as everywhere, new build mastic is only as good as the preparation behind it.

DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Signs you need new build mastic in Deans
Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly.
People generally contact us after spotting something like this:
- Cracked caulk along new skirting
- Worktop and upstand sealant coming away
- Sealant that never bonded to the surface
- Internal frame sealant that has split
If you’ve bought a new home near Livingston North station, the sealant around baths, showers and frames is worth checking in the first year or two.
What your quote should include
- How the joint is cleaned and prepared
- Is VAT in the price?
- What the cure time is
- What happens if the job turns out different
How the visit works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours in a single home, and we tell you how long to leave it before we go. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit

What happens if it’s left?
Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Around Deans, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
