External mastic in Deans

How we handle external mastic in Deans

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on brickwork movement joints, joints between brick and frames and concrete & block, and people most often call us about damp patches traced to an open external joint and failed seals between different materials.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

What affects the cost of external mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • Whether the work is at height
  • Working hours on commercial sites
  • How much there is to do
  • The type of sealant required

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Helping us quote

Before you ask for a quote, have a think about:

  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Whether it’s a home or a business

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Walls that need new movement joints cut into them
  • Damp that is not coming from the joint
  • Subsidence or other structural problems

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Where we work in Deans

  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Façade panels

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Deans may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts

Different surfaces, different methods

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly.

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

What external mastic looks like in Deans

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Historic houses such as Howden House, about 1.5 miles south-east, show how far back building around Deans goes, and older homes nearby need a sealant that suits their walls. If you let a flat or house near Livingston North station, outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Deans Community High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Why act early in Deans

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What you get with us

  • Every job guaranteed for a year
  • Colour agreed with you before work begins
  • White, clear, grey or another colour, product permitting
  • Trusted Arbo and Everbuild sealants

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep movement joints as flexible joints, not mortar
  • Look over the joints every year, ideally after winter
  • Point out the joints to other trades
  • Keep water from gutters off the wall

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.

Deans: your questions answered

Do you work for landlords with property near Livingston North station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Do you cover Deans for external mastic?

Yes, Deans is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Pointing it stops it working. A flexible sealant is the right fill.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
