Fire rated sealant for Deans homes and businesses

Fire rated sealant for homes and businesses in Deans

Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. If you have linear gaps at the head of walls and seals cut through by electricians, plumbers or data installers, we can help, on plasterboard & masonry, flats & HMOs and linear gaps alike.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Common questions in Deans

Do you cover smaller places like Deans?

Yes. Deans is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How do Scotland’s building regulations apply to fire-rated sealant in Deans?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is it OK to seal over old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How long does the job take?

Most jobs take a few hours for a handful of gaps, and longer for a whole building, including preparation and clearing up. We will confirm how long when we quote.

Can ordinary silicone be used in a fire-stopping gap?

No. A gap that needs fire stopping needs a tested fire-rated product fitted to the maker’s details.

Why deal with it now?

If an assessor has flagged gaps, it makes sense to close them before the next review. Getting them done and written up means you can show the action was taken. In a place like Deans, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Letting a property close to Livingston North station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a building such as Deans Community High School, service openings in fire-resisting walls need checking after any refurbishment.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Deciding what fire stopping a building needs
  • Big openings where sealant alone isn’t the tested solution
  • A wall that is not a fire-resisting element to begin with

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Plasterboard & masonry
  • Flats & HMOs
  • Service penetrations
  • Linear gaps
  • Pipe & cable gaps
  • Door frames

Different surfaces, different methods

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. We follow the manufacturer’s tested detail for each, and tell you if sealant alone is not the right fix.

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Check whether a sealant can be painted before decorating over it
  • Plan fire stopping into any work that goes through walls or floors
  • Get damaged fire seals looked at promptly
  • File the fire-stopping record where your assessor can find it

Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

Quotes for fire rated sealant in Deans

We quote each job individually. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The amount of work
  • Whether there’s mould to deal with

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear price before any work starts.

Helping us quote

When you call or email, these details help:

  • The rough size of the job
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • Any access issues, like height or stairs

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Deans need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
