Fire rated sealant in Kirkton
We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on linear gaps, flats & HMOs and plasterboard & masonry, and people most often call us about gaps around pipes and cables through fire-resisting walls and holes left by a change of layout.
For holiday lets, guest houses and community buildings in or near Kirkton, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Why act early in Kirkton
Doing it once, properly, beats doing it twice. Work that doesn’t follow the tested detail may have to come out again once someone inspects it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
When it is not the sealant
We will always be straight with you, so here’s what sealant cannot fix:
- Openings too large for sealant, which need batts, boards or another system
- A wall that is not a fire-resisting element to begin with
- Issuing a fire rating or certificate for a building
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Kirkton: your questions answered
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you cover smaller places like Kirkton?
Yes, Kirkton is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Can you tell me which gaps need fire stopping?
No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.
Is standard sealant good enough for a fire gap?
No. It might close the gap, but it is not a fire-rated seal. A tested fire-rated product is needed, or ask us to do it.
Can you fill the gap behind a fire door frame?
Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
What we do, step by step
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to several days, depending on how many gaps there are in most cases. Outdoor work around Kirkton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
- Let us know about earlier repairs to the joints

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Get damaged fire seals looked at promptly
- Make resealing part of every contractor’s brief
- Keep the record of products and locations with your fire safety documents
- Ask which product was used before you paint
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.

- Fire seals that have cracked with movement
- Gaps around pipes and cables through fire-resisting walls
- Gaps flagged on a fire risk assessment

Masonry and concrete
Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing so the seal has something sound to bond to.
Linear gaps
A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.
