External mastic near Whitburn

About our external mastic in Whitburn

Low-level joints can generally be done from the ground. For joints higher up, give us some details of the building and we will confirm what access is needed. We work on façade panels, concrete & block and copings & trims, and people most often call us about gaps where render, brick and frames meet and movement joints filled with mortar instead of sealant.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Common questions in Whitburn

Do you cover Whitburn for external mastic?

Yes. We work across all of Scotland, and Whitburn is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Whitburn?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can you quote for more than one area?

Yes. Just list everything you need.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

How long does the job take?

As a guide, most jobs take a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer, and we’ll tell you how long to expect.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What external mastic looks like in Whitburn

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as Whitburn Parish Kirk, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Armadale station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Common problems we fix in Whitburn

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

Common reasons people contact us include:

  • Rain getting behind render or cladding at a joint
  • Failed seals between different materials
  • Weathered mastic that no longer stretches
  • Panel joints letting water in

For site and facilities teams at buildings such as Whitburn Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How we quote for external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • Any mould that needs treating
  • The size of the job

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

For external mastic in Whitburn, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

Aftercare tips

To keep the joints looking good and working properly:

  • Ask before painting over external sealant
  • Don’t let climbing plants root in the sealant
  • Look over the joints every year, ideally after winter
  • Deal with leaking gutters that soak the joints below

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Clear the area around the work
  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in

Advice

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • Cracking across the wall rather than at a joint
  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
