External mastic in Longridge: local notes
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In and around Longridge, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How we handle external mastic in Longridge
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. If you have movement joints with cracked, split or missing sealant and cracked joints where brick meets render or frames, we can help, on brickwork movement joints, render & cladding joints and concrete & block alike.
In and around a place like Longridge, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
All our work is covered by our 12-month guarantee, wherever you are in West Lothian.

What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the building, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.

- Let us know about stairs, lifts or work at height

Advice
Why it’s worth doing now in Longridge
Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and does not last. Around Longridge, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.
Why us?
- We are fully insured
- Every job guaranteed for a year
- Experience in homes, commercial sites and hotels
- Any old sealant cut out fully, not covered over
Keeping the joints in good condition
So the new joints stay in good condition:
- Fix overflowing gutters above sealed joints
- Keep high-pressure jets off the joints
- Clear growth from the base of walls and joints
- Walk round the building once a year and look at the joints
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
FAQs for Longridge
Do you cover smaller places like Longridge?
Yes. Longridge is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Breich station. Can you help?
Yes. We work for landlords and letting agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Can you reach joints on upper floors?
It depends on the building. Tell us the height, the number of joints and what’s below them.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Can new sealant go over the old?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
How often do external joints need resealing?
It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away.
How we quote for external mastic
We quote each job individually. These are the things that affect it:
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- How many rooms, windows or areas are involved
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- Any previous sealing or DIY work
- The rough size of the job
- How we’d reach the joints
- Pictures of the joints, sent by email
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Adding movement joints to masonry that has none
- Cracks in the bricks or render themselves, away from the joints
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Copings & trims
- Render & cladding joints
- Joints between brick and frames
- Concrete & block
- Façade panels
- Brickwork movement joints
Common problems we fix in Longridge
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.
If you can see any of these, it’s time to have the joints looked at:
- Movement joints filled with mortar instead of sealant
- Old sealant gone brittle and cracked
- Gaps where render, brick and frames meet
- Water getting into walls through failed joints
Letting a property close to Breich station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
What to look for in a quote
- What happens if the job turns out different
- Which colour the sealant will be
- What product goes in the joint
- Whether VAT is included
