Common questions in Stoneyburn

Do you cover Stoneyburn for external mastic?

Yes, Stoneyburn is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you cover smaller places like Stoneyburn?

Yes, Stoneyburn is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

How long before the joint can be used?

It depends on the product. We tell you how long to leave it before we go.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you seal joints where cladding meets other materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

External mastic in Stoneyburn

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on render & cladding joints, brickwork movement joints and joints between brick and frames, and common reasons people get in touch are weathered mastic that no longer stretches and cracked joints where brick meets render or frames.

Outside joints can only be sealed when they’re dry, so work in Stoneyburn depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. Around Stoneyburn, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children

When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Failed render or damaged cladding panels
  • Damp that isn’t coming from the joint
  • Movement that is more than a sealant joint can take

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Where we work in Stoneyburn

  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Façade panels
  • Render & cladding joints

Different surfaces, different methods

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so its sealant has to stay flexible.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Check external joints each spring
  • Show decorators and builders where the movement joints are
  • Deal with leaking gutters that soak the joints below
  • Check the sealant is paintable before painting near it

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Act while the splits are small. Then it’s a straightforward cut-out and reseal.

How we quote for external mastic

There’s no set price list. The quote depends on:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The product the joint needs
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.

Why act early in Stoneyburn

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. In an older home around Stoneyburn, damp from a failed joint can get into timber and plaster.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What you get with us

Stoneyburn buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Rented homes near Addiewell station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. In and around Stoneyburn, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
