Floor joint sealing for Stoneyburn homes and businesses

Floor joint sealing in Stoneyburn, done properly

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant coloured to suit the grout. We are often asked to deal with failed seals where bathroom floors meet baths and panels and skirting caulk that keeps splitting, on commercial floors, skirting boards and wet room & bathroom floors.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

How the visit works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. Around Stoneyburn, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

What sealant work can’t fix

Before you book, it’s worth knowing the limits:

  • A tiled floor that needs relaying
  • Concrete repairs beyond the joint
  • Movement too big for a sealant joint

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Skirting boards
  • Thresholds
  • Concrete floor joints
  • Wet room & bathroom floors
  • Tiled floors
  • Commercial floors

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Vacuum floor joints regularly to stop grit building up
  • Get cracks along tile grout lines looked at early
  • Don’t slide heavy items over sealed joints
  • Look at floor joints each spring

Check the joints after the first winter. Small gaps at the ends can be touched up.

Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact.

Work for landlords, hotels and businesses

For anyone letting property in or around Stoneyburn, several properties can be quoted together. Just tell us the addresses and what each one needs.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Leave it or put it right?

Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant stretches instead and keeps the joint sealed. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why book with us

  • Anti-fungal silicone where joints get wet
  • Colour agreed with you before any work starts
  • Every job guaranteed for a year
  • Quality sealants from Arbo and Everbuild

Common questions in Stoneyburn

Do you work for landlords with property near Addiewell station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Stoneyburn in your area for floor joint sealing?

Yes, Stoneyburn is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Rigid fillers split, so we use a flexible sealant.

Do you work on commercial floors?

Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we’ll quote.

When to call us in Stoneyburn

An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap.

Any of these means the joints need attention:

  • Tiled floors with no room to move
  • Open joints that fill with dirt
  • Open gaps along the bottom of skirting boards
  • Failed seals where bathroom floors meet baths and panels

In and around Stoneyburn, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • What product goes in the joint
  • What preparation is included
  • Whether they seal over old material or remove it

What floor joint sealing looks like in Stoneyburn

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around West Lothian run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Rented homes near Addiewell station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.
