Whitburn Window Mastic
Our applicators work in Whitburn on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Mastic that’s falling out in pieces
- Cracked or shrunken mastic around the frame
- Leaking joints at the ends of sills
Window mastic in Whitburn, done properly
There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on composite doors, uPVC windows and timber windows & doors, and people most often call us about cracked internal joints between frame and plaster and mastic that’s falling out in pieces.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
Each job carries a 12-month guarantee, whatever its size.

What happens on the day
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from an hour or two to a full day, depending on how many frames there are, including the tidy-up. Outdoor work around Whitburn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Mention if the joints have been sealed before
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed

FAQs for Whitburn
Is Whitburn in your area for window mastic?
Yes, Whitburn is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Will you come out to Whitburn?
Yes, Whitburn is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is the work guaranteed?
Yes. Each job is covered for 12 months, inside or out.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
How many windows can you do in a day?
The work takes a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.
What does window mastic cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Leave it or put it right?
Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we’ll say so. Around Whitburn, water from a failed joint in an older stone home can soak into timber and plaster.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Make sure the drainage slots are not blocked
- Use gentle cleaners on frames and sealant
- Keep timber frames painted
- Paint up to the joint, not over it
Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
Surface by surface
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Faulty window hardware
- A failed sealed unit that has misted up
- Damp coming through the wall itself rather than the frame joint
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Window mastic in Whitburn: local notes
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For site and facilities teams at buildings such as Whitburn Academy, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Whitburn Parish Kirk, the joint between an old wall and a newer frame is normally the first place rain gets in. Letting a property close to Armadale station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Quotes for window mastic in Whitburn
The price is agreed before any work begins. It’s based on:
- The amount of work
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- How easy the joints are to reach
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
