Can you do window mastic in East Calder?

Yes, East Calder is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover East Calder.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you work on first-floor windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How we handle window mastic in East Calder

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. Common call-outs are for cold air getting in at the frame edge and gaps where the sill meets the wall, across patio & French doors, composite doors and aluminium frames.

Outdoor sealant needs a dry surface, so window work around East Calder is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the job changes by surface

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We’ll tell you which suits your home.

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

Why deal with it now?

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Why us?

  • Anti-fungal silicone where joints get wet
  • Any old sealant cut out fully, not covered over
  • Approved under the ARBOMaster scheme
  • Arbo and Everbuild products

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. Somewhere like East Calder may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

What affects the quote in East Calder

You’ll get a clear quote before we start. It’s based on:

  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • When we can work, for business premises

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

When you contact us, these details help:

  • Where the property is
  • Whether it’s a home or a business
  • How we’d reach the joints
  • Photos by email, if that is easy

How to look after the new joints

So the new joints stay in good condition:

  • Look round the frames every year or so
  • Wash the frames with mild soapy water
  • Wipe condensation off the frames
  • Keep paint and stain on wooden frames in good order

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
