Breich: your questions answered

Do you work for landlords with property near Breich station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is Breich within the area you cover?

Yes. Breich is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Do you have sealant for grey or black windows?

Usually, yes. Tell us the frame colour when you get in touch and we’ll use the nearest match.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Will resealing my frames help with draughts?

Yes, where the draught is at the frame edge. We check where the draught is before work begins.

Is the new sealant paintable?

It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Tell us if you’re decorating and we will choose accordingly.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Window mastic for homes and businesses in Breich

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on timber windows & doors, uPVC windows and aluminium frames, and common reasons people get in touch are a bead that doesn’t match the frame and draughty joints inside around the window.

In and around a place like Breich, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What the job involves on each surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.

Window sills

Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

What window mastic looks like in Breich

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A door that needs adjusting, rehanging or new seals
  • Faulty window hardware
  • Damp coming through the wall itself rather than the frame joint

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from an hour or two to a full day, depending on how many frames there are. For a place like Breich, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Clear any debris from frame drain holes
  • Keep timber frames painted
  • Air rooms to keep condensation down around windows
  • Keep paint off silicone joints

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Leaks generally show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Quotes for window mastic in Breich

We quote each job individually. These are the things that affect it:

  • The type of sealant required
  • Access and height
  • The number and length of the joints
  • Working hours on commercial sites

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Do you need window mastic in Breich?

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

If you can see any of these, it’s time to have the joints looked at:

  • White mastic on grey or black frames
  • Old mastic that has gone black or come away
  • Damp patches on the reveal after heavy rain
  • Draughty joints inside around the window

For an older house near a landmark such as Breich Church Of Scotland, the joint between an old wall and a newer frame is normally the first place rain gets in.

What your quote should include

  • How the colour is chosen
  • What the cure time is
  • What happens if the job turns out different
  • The length of the guarantee

10 questions to ask before booking

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
